'New Masterplanning' Conceptual Plan for Tadpole Farm (circa August 2009) and some analysis.

"NEW Masterplanning were appointed by Crest Nicholson in 2008 to prepare a concept plan and strategy leading to a detailed masterplan for a sustainable urban extension on the northern edge of Swindon."

"The site is being promoted through the planning policy system and is identified as a preferred growth option in the emerging Core Strategy. The masterplan shown was submitted to the Council in 2009 as part of the representations to the Core Strategy."

This plan is almost certainly not the final one that Crest will eventually submit, but gives some indication as to the extent of their ambitions.

Here I have superimposed the pink areas in the above plan over the map of existing estates:













You can see that the area covered equates to roughly the whole of Oakhurst plus half of Redhouse in size.

If you play around with the shapes to equate them to areas of roughly the same, you get something like this:
So despite the difference in layout, the proposed area to be urbanised still equates to roughly a 50% increase in the number of houses north of Thamesdown Drive.
Even so, the plans have large swathes of land that have been 'left undeveloped'; how that may change when further plans surface from Crest is as yet unknown to the us.....
